Apartment Search in Switzerland — 12 Tips for Your Dream Home

Updated on 10.03.20258 min read
Searching for an apartment in Switzerland can be challenging — especially in cities like Zurich, Geneva or Basel, where the market is tight. With the right strategies, you can significantly improve your chances.

1. Start early

Begin your search at least 2–3 months before your desired move-in date. In Switzerland, common termination dates are March 31, June 30 and September 30 — many apartments come on the market around these dates.

2. Prepare your application dossier

A complete dossier makes a professional impression. It should include: debt collection extract (max. 3 months old), ID copy, current salary statement or employment contract, reference from current landlord, and a short cover letter.

3. Use multiple platforms

Don't limit yourself to one platform. Besides Wohnungsindex.ch, check local newspapers, notices in neighborhood shops and word of mouth. Set up search alerts on all portals.

4. Attend viewings

Go to every viewing in person and on time. Ask targeted questions about utilities, renovations and the neighborhood. A well-groomed appearance makes a positive impression on the landlord.

5. Plan your budget realistically

The rule of thumb in Switzerland: rent (including utilities) should be no more than one third of gross income. Many landlords check this and reject applicants who exceed this ratio.

6. Expand your search radius

Also consider municipalities in the agglomeration. Thanks to good public transport (check our public transport quality overview), you can be in the center in 20 minutes — at significantly lower rents.

7. Plan for the rental deposit

In Switzerland, a rental deposit of 1–3 months' rent is typically required, deposited in a blocked account. Deposit insurance is also available as an alternative.

8. Review the lease carefully

Read the lease thoroughly before signing. Pay attention to: notice periods, utility billing method, pet and subletting rules, and apartment condition (handover protocol).

9. Use municipality data

Compare rent prices and living costs across municipalities. On Wohnungsindex.ch you'll find average rents, tax burden and vacancy rates for over 2,100 Swiss municipalities.

10. Reconsider apartment size

Half a room can make a difference: 2.5-room apartments are often significantly cheaper than 3-room ones, but offer similar living space.

11. React quickly

Attractive apartments in Switzerland are often taken within days. Respond immediately to new listings and always have your dossier ready.

12. Don't give up

Especially in Zurich and Geneva, persistence is key. Don't be discouraged by rejections — it often takes 10–20 viewings before you succeed.
